Our peak season starts in May and ends in Late October due to the beautiful fall foliage. If you have thought or are thinking of buying a second vacation home in Maine, you may wish to consider renting your home out when you are not using it. Direct waterfront on a nice lake can be rented out by the week for a pretty decent sum…of course the better and bigger the house, the more amenities your house has to offer the more you will get…so if you are considering buying a waterfront home in Maine check out the following list to insure highest eventual resale and on going rental opportunities!
Here are a few things to take into consideration if you are purchasing a vacation home you plan to rent:
Make sure that the home is within 10 minutes to the attractions, the closer the better. (“walkability”)
Gradual entry sandy beach area is highly desireable, second would be clear sandy bottomed deep water access. If you buy a property with deeded access to a lake with out owned waterfront make sure that the walk to the shared beach doesn’t exceed a 1/2 of a mile.
Be sure that it is in an association that allows short-term rentals.
A screened in porch is a bonus as is a fireplace or open faced wood stove but not mandatory
Look for a home that will be easy to maintain, that you can make warm and welcoming.
The more privacy the yard provides, the better. Water views and conservation areas are always plus.
The number of people you can sleep is a plus when renting. Place bunk beds/single wide beds in spare rooms or pull out couches in the living room and on any screeened in porches (but don’t hesitate to put at least a double if not a queen bed in the master bedroom…it still needs to work for you!).
